Hi Folks, It has been an early spring in terms of real estate and our weather. The Rock Creek market has never been hotter than I am seeing right now. The market shift happened in the blink of an eye. Just last fall homes were beginning to sit on the market with no buyers. That is not the case today. A look below will show that every sale (but two) sold at or above list price. Even in 1998 when prices in Rock Creek were rising 10-20% we did not have offers that exceeded the list price.
The buyer perception has changed. Today’s buyers know they have to complete to win in a home sale negotiation. A win for a seller used to be a full priced offer. Today a win could look like over full price, no financing conditions, waiving of the inspection and appraisal and free rent until a replacement property is found. You are now asking yourself “How do I get that?” Today more than ever, you need skilled professional help with hyper-local understanding of our neighborhood to maximize price And terms for you. In today’s market anyone can sell your house, but now that you know what is at stake, wouldn’t you prefer to Win?
Speaking of winning, how about the win-win Lawn Aeration/School Fundraiser? We got hit with a good spring storm the week before lawns were scheduled for aeration, making for ideal conditions. So many of you participated that the contractor had to work from Monday–Saturday. Hopefully your grass is looking good today as a result. The best part was raising $750 for both Superior Elementary and Eldorado K-8.
