Hi Folks, I hope everyone enjoyed the flags for the 4th of July. I enjoy working with some of the neighborhood’s fin-est, hard working kids in order to make the holiday more festive.

I know you have heard that our market is hot, so you don’t need me to tell you that. I will say that in a hot market the perception is that you must move fast, but often times that’s a mistake. Sellers can get confused with milestones like “on the market date” and “under contract date” and lose sight of the ultimate goal of “closing date.” I take the approach that a little patience will benefit the seller more than rushing.

What do I mean? In this market it is absolutely critical that the home be in top showing condition, and taking the time to get it in showing shape makes the difference every time. Also, jumping at the first offer can be a mistake. By slowing down and allowing all buyers to bring forth their highest and best offer, a seller can sometimes increase their net proceeds by thousands, or tens of thousands, of dollars. A slow approach may also allow a seller to specify other terms like inspection periods, closing dates etc.

By moving slowly today, you will ensure that you will be moving fast when you are ready.
